I live in a very old duplex, it was built in the mid-1970's, it's ancient, things are bound to break in a building of this age, shit happens, try to work things out before calling an attorney for fucks sake!

Ok, old duplex, shit breaks, landman does the best he can.
He is NOT a slumlord.
Of course things need to be fixed, but none of it is life threatening on my side of the plex anyway.
I do not have central AC, just a box window unit, so therefore I am not having the same problems my neighbor is having, yet she is insisting that I do.
The central AC unit she has, was installed by the now deceased Bill and his brother Russ.
They paid to have that installed because of Bill's multiple health problems, he needed lots of cool air all the time I guess.
Whoever installed it for them, did a half assed job, didn't properly seal the duct work, didn't insulate it right, may have poked a hole in the attached shed unit ceilings or other damage when they installed the ducts throughout the unit.
Over the course of the past 4 years, a leak started to form on the roof above her side, the roof does need to be fixed, there is now a hole in her ceiling that I *know* was not caused solely by the leak, it was poked at by her a few times so that she could try and get the landlord to rush over and fix the roof by making the situation much more dire.
"Oh no! The carpet in the living room is getting soaking wet! I have to put a pan under it to catch the water! Come fix it ASAP landman!"
He came over and patched the roof, said he needed to get some special tools and more insulation before he could repair the ceiling.
He hasn't done it fast enough for her, not positive, but I'm pretty sure her husband and one of his friends went back on the roof and re-damaged the patch job.

Come this morning, she calls me over, wants to talk about something.
I go over and she has all this paperwork from a roofing buddy of theirs who will fix the roof for $850.00, has reports from some black mold specialists who say that the insulation in the ceiling where the leak is, is infested with 4 different types of deadly black mold.
The AC ducts are FILLED with these types of deadly mold spores, according to these reports.
She is on oxygen, has been for about a year and a half now, has a statement from a doctor saying that her lung problems, COPD, are caused by the black mold in her AC unit and ceiling.
She starts talking about my health, the fact that I'm always catching colds, coughing, sneezing, my low immunity, and how it's probably because of the black mold in the house.
I do NOT have black mold in my side of the unit.
I don't have any ceiling leaks or central AC units or duct work.
But she swears that my constant colds are due to black mold, it's probably in my lungs, that I need to go get checked by a lung specialist, have my breath tested for collection samples, I am probably breathing in and out mold spores all the time, AND she's having the mold specialists come back and she's told them they need to come check my side out, they'll be here on Monday or Tuesday, I need to let them in to test my side out.
Why you may be wondering right?
Because she's going to sue our landlord for ALL of her health problems, get the property condemned, make him pay for our medical bills AND pay for us to live in new homes either until this duplex is fixed, or specifically in my case, make him by court order, pay any difference in my rent on a new apartment for the rest of my life due to the "squalor living conditions" we are living in.
She needs me to back her up in court, say he's a slumlord, testify that there's black mold in both units, that my health has been deteriorating due to the black mold, and that he never fixes anything.
I have lived here for 10 years, yes, he can be a bit slow on fixing stuff, but he always fixes any problems if I call him.
He's been a good landlord to me, a great person to me.
There was a period of about 5 years where I couldn't pay him hardly any rent at all.
I was waiting on my disability determination, waiting for the monthly checks to come in, waiting on the settlement check to come in.
I only got a partial settlement check, but that man waited all that time for me to be able to pay him rent. He never complained, he never evicted me, he never threatened me with eviction.
He waited patiently and when I got that partial settlement, I paid him every penny of back rent I owed him.
I pay him what I can every month because there are some months I don't earn enough income from blogging to pay him in full, but yet, he still works with me.
She wants me to help her sue him, take him to court, make him pay all of her medical expenses, wants him to pay all of mine, wants him to have to pay for us to move into more suitable housing, pay all of our costs, pay pay pay.
She said she has sued other landlords in the past and has always won, she'll win this, she'll make sure he has to pay any rent difference for me and my sons to live somewhere else.
I cannot afford to live anywhere else, I cannot afford to even risk a judge siding against me and not making him pay any rent difference.
Hell, the bat infested cheap apartments up the street cost $1,000 per month for a small 2 bedroom apartment. I can't afford that!
I can't do what she IS planning on doing, she's already started the process, she's already involving me by telling her lawyer about me and how I'm going to sue him too which I NEVER said, never agreed to, never even knew anything about until this morning.
I'm freaking the fuck out!
I tried to call my landlord, tried to warn him, but he's not answering his phone, his voice mail is full, I will NOT sue him, he's been too good to me, and I do NOT have a mold problem over here, I don't have a leak or central AC, so none of her problems are mine yet she's involved me in her plans to sue him, and the fact that she's done this before scares the fucking shit outta me!

Yes the world is WAY too lawsuit happy, and I hope your neighbor has her case thrown out in court if there is any way it can be proved she aggravated the ceiling/roof situation. Is your landlord nearby that you can talk to him personally, or does he have email? I'd be freaking out, too, and I cant' believe that bitch actually involved you without your consent or anything. I'd straight up tell her lawyer I would not be participating in their litigation and that my testimony would only hurt them if they forced me into it. I hope you are able to get in touch with him!

I can understand her frustration, my allergies are going MAD right now because of mold--we just discovered our air conditioner has been leaking for god knows how long and it's looking rough! Most likely just a lack of antifreeze causing it to freeze up and then thaw out....anyway, I get how frustrating it can be when a landlord takes his time on a problem, but she's really taking it too far. If she does, in fact, have a huge problem, she should be going to him with all of this documentation first, rather than jumping straight to a lawsuit. Hopefully that might be the weak point in her case....and her trying to involve unwilling participants...jeeze; crazy people.
